Where a house sits relative to Highway 17 decides what it costs in Surfside Beach, and the town is almost entirely single-family homes. Inside the town limits, between Business 17 and the ocean, homes for sale start at about $700,000 for an older three-bedroom on the numbered avenues and run to $1.7 million for the newest raised beach houses on Ocean Boulevard and the streets a block or two back, most of them five- and six-bedroom rental-ready builds of 2,000 to 3,700 square feet. Nothing east of the highway is listed under $700,000 today, and the town has no oceanfront condo towers, so this is the market for anyone who wants a beach house near the sand.

West of Highway 17, still with a Surfside Beach address, the price drops by more than half. Three-bedroom homes in Deerfield, Melody Gardens, Coventry, Plantation Drive and the subdivisions along Glenns Bay Road list from about $240,000 to $500,000, with most between $340,000 and $490,000, and they are five to ten minutes from the same beach and the same golf-cart streets. About a third of the homes for sale in Surfside Beach are on this side of the highway, and it is where most first-time and full-time buyers end up. Listings on both sides carry the same Surfside Beach address, and buyers searching for homes for sale in Surfside SC will find the town and the mainland neighborhoods together.

In between, from $500,000 to $700,000, are the updated brick ranches and newer homes on the west side of Business 17 and along the lakes, the middle of the Surfside market and often the best value for a buyer who wants to live here year round rather than rent the house out.

The First Autism-Friendly Travel Destination in the World

Proof that Surfside Beach is progressive and values its family-friendly atmosphere, it is the first autistic friendly travel destination in the nation.

The town council signed the proclamation in January 2016, making Surfside Beach the first place in the world to formally adopt the designation. It came from a Surfside resident, Becky Large, founder of the Champion Autism Network and mother of a son on the autism spectrum. Town employees and the Police and Fire Departments have all completed autism supportive certification.

The town marked ten years of the designation in January 2026. For families for whom lights, sounds, crowds and unpredictability make travel difficult, it is a genuinely different proposition — and it says something about the town that residents choose to live in.

The Surfside Beach Pier

The town-owned fishing pier is the center of Surfside Beach. Originally built in 1953 and rebuilt several times since, it was destroyed by Hurricane Matthew in October 2016 and reopened in March 2024 after a long rebuild.

Beyond the pier, the town maintains seven public parks with tennis, bocce and shuffleboard, and 36 beach access points. The beaches are cleaned daily and supervised by lifeguards and police, and several access points offer showers, restrooms and accessible ramps.

Surfside Beach Real Estate

Housing here reflects the town's character. Raised beach homes sit alongside updated brick ranch style houses and newer construction, with no high-rise resorts along the oceanfront. Condos are available both near the beach and further back toward Highway 17, and most of the town is reachable by golf cart.
