Recent sales in Briarcliffe Acres have closed from about $575,000 to $1.6 million, with most homes selling between $800,000 and $1.5 million. Homes run from about 2,000 to 4,800 heated square feet. Only a handful change hands in a year, because there are only about 250 of them and people who live here tend to stay. The sales figures also understate the top of the market: at least six new homes have gone up in Briarcliffe in the last few years at $1.5 million and up, and none of them has ever been listed.
Where a home sits inside the town moves the price. Homes at the Highway 17 entrance and along the main road through Middle Gate sell for less per square foot than homes on the interior lanes and the ocean side, and a well-built house that needs updating can trade at a discount that is hard to find anywhere else this close to the beach. At the bottom of the range, a home sold in 2025 for $575,000 as a tear-down, and a new home is going up on the lot. That was a good buy: homesites in Briarcliffe are now nearing $700,000 and up, before a house is built on them.
There is no single Briarcliffe look. You will find 50-year-old ranch homes on the original lots next to modern multi-level concrete and glass homes overlooking the ocean, and most of what is in between. Almost all of the vacant lots have been purchased in recent years, and beautiful new homes are being built on them, so new construction here now means buying a lot with an older home on it or watching for one of the few homesites still to come to market.

Originally constructed as a retirement community, Briarcliffe Acres’ history dates back to the 1950s when it consisted of only a few vacation homes between North Myrtle Beach and Myrtle Beach, but soon gained popularity for its secluded location and private beach access.
Homesites run from 0.8 acre to more than an acre, on a plat of roughly 265 lots. A few owners have combined lots over the years, and some properties now sit on as many as four of them, which is how a three- or four-acre estate exists a short walk from the ocean.

Briarcliffe Acres was incorporated on February 25, 1976, and it is a real town, not a subdivision with a name. It has its own mayor, its own police force and its own roads, and the whole of it fits between U.S. Highway 17 and the Atlantic Ocean, with the Intracoastal Waterway beyond the highway and a 500-acre nature preserve lining the town directly to the south. Inside the town limits are two lakes, small parks and a network of ten-foot walkways between the streets that lead residents to the beach without using a car.
The town is a Tree City USA, the Arbor Day Foundation designation for communities that manage and protect their trees, and it shows. The streets are named for them: Bayberry, Birch, Cedar, Cypress, Dogwood, Evergreen, Hickory, Holly, Live Oak, Myrtle, Palmetto, Pine Tree and Poplar, with Center Drive, Lake Drive, Ocean View Drive and the three Gate Roads tying them together.
Location & Access
With easy access off of U.S. Highway 17 and South Carolina 22, Briarcliffe Acres offers residents convenient travel routes to all that Myrtle Beach and North Myrtle Beach have to offer. Briarcliffe is across the street from Barefoot Landing with numerous fine dining options and the House of Blues, the Tanger Outlets, the Myrtle Beach Mall, and North Myrtle Beach.
The town has three entrances off Highway 17 Bypass. Middle Gate Road is the main one, at the only stoplight, with North Gate Road and South Gate Road at either end. That is why the three Gate Roads are the streets you see first, and why the homes on them price a little differently from the lanes behind.
