Oceanfront Condos for Sale Myrtle Beach SC: What They Cost
Myrtle Beach has more oceanfront condos for sale than any other town on the coast, usually around 800 at a time, and the price spread is wider than anywhere else. Just under 90 list under $100,000, nearly all of them efficiency and hotel-style units in the older resort towers along Ocean Boulevard. The largest group by far, close to 400 condos, sits between $100,000 and $200,000: one-bedroom and small two-bedroom units in the rental resorts from the Arcadian section down to the south end. Two- and three-bedroom units in the newer towers run from about $200,000 to $500,000, and the largest oceanfront condos, in buildings such as Vista del Mar in Grande Dunes, the Kingston Plantation towers and South Wind, list from $500,000 to about $1 million. Only a handful of Myrtle Beach oceanfront condos list above $1 million in any given year. The buildings grouped under Luxury below are the ones where the building itself, not one unit in it, sets the price: Vista del Mar, Maisons Sur Mer, The Pointe, Island Vista, South Wind, Ocean Blue and the Kingston Plantation towers, Margate, Brighton, Royale Palms and North Hampton. Units in those buildings start around $500,000 and the larger residences run from $750,000 past $1 million. A single penthouse in an older resort tower does not earn the label; the building does. Being on the sand is not what sets the ceiling, either: some of the highest-priced condos in the city are not oceanfront at all, such as The Pointe in Grande Dunes, where units list from about $800,000 to $900,000 on the waterway side of the community. It is listed with the North buildings below because buyers shopping the top of the oceanfront market almost always look at it too.
Where the building sits changes the price as much as the unit does. The Kingston Plantation and Arcadian buildings at the north end and the Grande Dunes towers carry the highest prices per square foot; the central and south-end resort buildings hold most of the units under $200,000. The same two-bedroom floor plan can be $150,000 in a 1970s tower and $450,000 in a building put up after 2005 two blocks away, and the difference is usually the building's age, its fee and its rental history rather than the view.

Buyers use oceanfront and beachfront to mean the same thing, and in Myrtle Beach they are: a building whose lot runs to the dune line, with no road between the lobby and the sand. Every building listed on this page qualifies. What differs is what you get for it. The older beachfront resorts rent by the night and carry fees that cover the pool, the front desk and building insurance; the newer beachfront towers and the Kingston Plantation and Grande Dunes buildings lean toward owners who live there part of the year, with larger units, parking garages and quieter hallways. Ocean view and second-row condos across Ocean Boulevard are not on this page, but they are worth a look if the beachfront fee is more than you want to carry.
