Cherry Grove homes fall into three groups, and they price very differently. Homes a block or two off the beach with no water frontage start around $650,000. Channel homes with a private dock run from the high $700,000s to about $1.4 million, and most of them are raised beach houses built in the 1970s and 1980s on lots of an eighth to a quarter acre that have been renovated with new seawalls and docks. Oceanfront houses start near $1.8 million, and the largest are eight-bedroom homes built for the rental market that list around $3.6 million.

Two things set Cherry Grove apart from the newer neighborhoods inland. Most homes here sit on individual lots with no homeowners association, and short-term rentals are permitted, which is why so many of the houses for sale are marketed with a rental history. A few channel lots are still available, some with a dock already built.

The Inlet Channels

Sleepy Cherry Grove is in full swing during the summer months because of unique inlet channels lining its streets in such close proximity to the ocean. Residents get the best of both worlds with easy access to the ocean for a family day at the Cherry Grove Beach or out their back door with easy boating access to the ocean or waterway.

A channel home is a specific thing to shop for. Docks are stationary, floating or both, the water depth varies from channel to channel, and some channels need dredging that the owners pay for. When you compare two channel homes at the same price, the dock, the seawall and the depth at low tide are what separate them.

Cherry Grove Beach Houses

The classic Cherry Grove beach house is raised: the living space sits up on pilings with parking, storage and often a ground-floor bonus room underneath. That is the form nearly every home here takes, from the 1,200-square-foot channel cottages to the oceanfront rental houses with heated pools, elevators and room for thirty guests. Most were built between the 1970s and the mid 2000s and many have been renovated, so the year built tells you less than the roof, the seawall and the systems do.

Well-known buildings include Inlet Point Villas at the inlet, Raintree Villas, Ocean Terrace, Sea Pointe, Carolina Dunes, Summer Place, Paradise Pointe, Laguna Keyes and Prince Resort at the pier.

Cherry Grove is the northernmost of the five sections of North Myrtle Beach, running from the Cherry Grove Pier north to Hog Inlet, where the beach ends at the marsh. The avenues are numbered, and the homes for sale here mostly sit between about 20th Avenue North and the 60s, on the ocean side of Ocean Boulevard, on the channels a block or two back, or in the older interior streets toward Sea Mountain Highway. Main Street, the shag clubs and Barefoot Landing are a short drive south.
